Mitigation is the emergency work performed to stop further damage to your property after an incident like water intrusion, fire, or storm. This includes services such as water extraction, structural drying, removing debris, and installing protective barriers.
Insurance policies typically require you to take reasonable steps to prevent additional damage after a loss. Failing to act promptly can result in more severe damage and may impact coverage for those additional damages.
You are responsible for payment of mitigation invoices, but in most cases, insurance reimburses you or pays the contractor directly. You may still be responsible for your deductible or any excluded costs.
Immediately. Water and contamination can spread quickly. Delaying even 24–48 hours can increase damage and mold growth, which complicates the claim and can increase costs.
Not usually. Because mitigation is emergency work, insurers expect you to act quickly rather than delay for bids. Insurers will review invoices for reasonableness after the fact.
Emergency work requires specialized equipment, rapid response, and documentation. Charges are typically based on standardized industry pricing (e.g., Xactimate) that insurers recognize, not arbitrary rates.
No. Mitigation is limited to stopping damage and stabilizing the property. Repairs to restore the structure to its pre-loss condition are a separate scope of work, typically handled under a different contract and insurance payment.
